FUNCTIONS OF THE VILLAGE PRESIDENT
·
Chair meetings of the Committee and meetings of residents, including the
Residents’ Forum.
·
Ensure that the operator is advised of all decisions made by residents about
matters requiring consent under the Act.
·
The President is required to function in accordance with the NSW Retirement
Villages Act, the Alloura Waters Residents Committee Constitution and various
other pieces of legislation. Their main function is to ensure that at all times
the Residents best interests are looked after
·
Rule on any procedural matters raised at meetings of the Committee or Forum or
queries as to the meaning of sections of the Constitution.
·
Arrange representation of the Committee in meetings with the operator.
·
Seek clarification, where necessary, from the Department of Fair Trading
regarding the rights and obligations of residents under the Act and Regulations.
·
Make or defend applications before the NSW
consumer Trader and Tenancy’s Tribunal on behalf of residents, if the Committee
agrees it is appropriate to do so.
·
Sign all outward correspondence on behalf of the Committee and/or any
Sub-Committee on behalf of the Committee.
·
Authorize all external electronic correspondence from the committee, including
but not limited to emails and faxes.
·
Be responsible for making proposals for the distribution of annual budget
surplus and Capital Works Fund in terms of Section 120B of the Act.
·
Be a member of the Committee Executive
·
Apart from his/her duties under the Constitution, the President visits all new
arrivals to welcome them and gives them an overview of what the village has to
offer.
·
The President is there to give guidance to each sub-committee if needed, and
does on occasion attend their meetings.
